Who does 2Twelve Capital lend to?
We provide funding strictly to Limited Companies (SPVs) for business purposes. We do not lend to individuals or for properties that will be occupied by the borrower or their family.
Where do you lend?
Our heart is in the West Midlands, and we love funding local projects. However, for the right deal and the right developer, we are happy to look at opportunities across the UK
How fast is the process?
We aim to provide a decision in principle within 48 hours. Completion speed depends on how fast solicitors move, but because we are a private fund, we can often close deals in a fraction of the time a traditional bank requires.
What are your typical terms?
We usually offer terms between 3 and 12 months. Our interest rates reflect our speed and flexibility, typically ranging from 1.2% to 1.8% per month depending on the risk and the “charge” position.
Do I need to provide security?
Yes. All loans are secured against the property via a First or Second Legal Charge. Additionally, as we lend to Limited Companies, we require a Personal Guarantee from the Directors.
Are there any hidden fees?
No. We hate hidden costs as much as you do. You will receive a clear ‘Heads of Terms’ upfront detailing our arrangement fee, interest, and any legal/valuation costs
Do I need a formal valuation to get approved?
In most cases, yes. To protect both our capital and your project’s feasibility, we require an independent valuation from a RICS-qualified surveyor. However, because we are a local West Midlands partner, we can often work with your preferred local surveyors or conduct a rapid “Desktop Valuation” for smaller refurb projects to get the process moving immediately.
Can I pay the loan back early?
Absolutely. We build our loans for flexibility. While most of our products have a minimum interest period (typically 3 months), there are no “exit penalties” for settling your loan early once that period has passed. We want to see you finish your project, refinance or sell, and move on to your next deal with us as quickly as possible.
